Every member of The Cypress purchases their residence, securing the economic benefits of home ownership. Included in the gross purchase price is a 10 percent, non-refundable club, and community membership fee. Therefore, 90 percent of the gross purchase price or future resale value is true equity ownership.

Each member pays a monthly fee based on their residence type. This fee includes dining, services, and activities within the community, including 90 days in the Stewart Health Center at no additional charge, except for extra meals and special services.

Here’s a breakdown of what’s included: home and building maintenance, water and sewer, utilities, Wi-Fi and cable, phone, landscape maintenance, Stewart Health Center discount, building insurance, security, club activities, trash and garbage pickup, weekly linen service, scheduled transportation, and weekly housekeeping. Cottage residents are responsible for electricity and gas. All residents are responsible for their taxes and personal property insurance.

Breakfast, lunch, and dinner are served in the Clubhouse dining room. Each resident’s choice of 30 meals per month is included in their monthly fee. Additional meals are available as desired. Home delivery and takeout are also available at no additional charge.

Members are welcome to have their own cars. If not, The Cypress will provide transportation to doctor appointments, shopping, social events, and more.

Pets are welcome within established guidelines. However, the Executive Director may disallow the privilege if a pet becomes disagreeable with other members.

The Cypress is planned for an independent and active retirement. However, it’s well-equipped to serve members as their health needs evolve. You should consider The Cypress before a health problem arises that may affect your ability to qualify for membership.

The Cypress is owned by its members. The entire community, including The Stewart Health Center, is operated on a not-for-profit basis.

Life Care Services Corporation of Des Moines, Iowa, manages the day-to-day operation of The Cypress. The company is nationally recognized with over 50 years of experience and 140 communities nationwide.

The Stewart Health Center, which is Medicare certified, offers short-term, long-term, and memory care services on The Cypress campus. Assisted living and home health services are also available for members living in their own residences. Each member of The Cypress is entitled to 90 days of healthcare as part of their monthly fee, plus the cost of two additional meals per day. After 90 days, the member rate for a stay in The Stewart Center is significantly less than what comparable facilities charge. For more information about The Stewart Center, click here.
